Getting Started
You’ve been dreaming about remodeling your home, but where do you start? At Prãna Construction, Inc., we are here to help walk you through the process.
Consider these suggestions in the process of planning:
- Determine what you really want. What are the goals and priorities of your remodel?
- Begin by collecting magazines pictures and articles. Make notes about designs and product you may be interested in. You’ll soon discover what you like and dislike. These discoveries are immeasurably helpful to us during the design phase. When you meet with us, we will provide the means to make your dreams a reality and offer suggestions and alternatives to compliment your ideas.
- Determine your budget. This will determine what you can actually do and the level of finishes. Begin by understanding your home’s value and the value of home improvements. Will you be refinancing, or using savings?
- Determine your time frame. How soon will you be ready to start remodeling your home? Consider the length of the project and what holidays or entertaining are coming up. Does the extent of the project require you to move out temporarily? How will this affect your budget?

Steps of the Remodel Process using Design/Build format
Step 1: Initial Meeting
- Meet with President of Prãna Construction, Inc to discuss:
- Your time frame for starting and completing the project.
- Your ideas, needs, and dreams.
- Your budget requirements.
Step 2: Second Meeting
- Meet with Contractor to discuss:
- Prãna Construction, Inc’s design sketches strictly for a pricing bench mark not as design itself.
- The initial cost summary and how flexible pricing can be at this stage.
- Mutually decide if we would like to work together; Sign Design/Build Proposal.
Step 3: Design, Estimates including cost engineering and cost approval
- Design phase:
- Prana will work closely with you on final design with several meetings and 3D color renderings making conceiving the actual look and feel of the building more real.
- To consider recommendations, choice, and alternatives while moving forward.
- Final Plans with Specifications:
- At this stage Prana will be able to provide a true detailed fixed price estimate including any allowances for unspecified objects.
- Agree on a fixed price and draft construction contract.
Step 4: Pre-Construction planning
- Prana will handle the city or county permit process.
- Prana will provide a monthly schedule forecast for your project.
- One to three weeks before start, you and Prana will meet to:
- Walk through to review the project and communicate any special needs.
- Meet Prana’s core construction team.
- Discuss project ground rules that balance your quality-of-life requirements with construction needs for access to and freedom within your home.
- Confirmation of project start date.
- Schedule weekly progress meetings to be held throughout your project.
Step 5: Construction Phase
- Meet with Contractor to discuss:
- Construction will follow the monthly schedule, provided that delays out Prana’s control do not occur.
- Prana will keep you informed throughout the project with weekly meetings.
- Maintain a clean and efficient jobsite.
- It is our goal to meet or exceed your expectations on budget, scheduling, and craftsmanship.
Step 6: The Final Details
- Upon completion, a thorough clean-up and inspection is provided.
- Final walk through together.
- Punch list items shall be addressed promptly.
- Start enjoying you new space!
Step 7: Client Satisfaction
- Prana will arrange for a one year follow-up inspection.
Remodel Process in Collaboration with the Architect
Step 1: Initial Meeting
- Meet with President of Prãna Construction, Inc to discuss:
- Your time frame for starting and completing the project.
- Your ideas, needs, and dreams.
- Your budget requirements.
- Prana receives partial or complete set of plans for project.
Step 2: Estimates including cost engineering and cost approval
- Partial Plans:
- Prana will provide an initial estimate as well as ideas to achieve budget requirements. Partial plans require additional detail and specifications to arrive at a true estimate of solid costs. However, Prana’s estimating experience is usually within 10% of the true costs based on a list of assumptions and allowances.
- You and Prana to consider recommendations and alternatives while moving forward with Architect.
- Complete Plans with Specifications:
- Prana will be able to provide a true fixed price estimate with allowances for unspecified objects.
- Upon mutual decision to work together a 1% earnest deposit is required to reserve a spot on schedule.
- Agree on a fixed price and draft contract.
