Boulder home additions
More room, without leaving the neighborhood you love
In Boulder, moving up often means moving out. Lots are tight, inventory is thin, and the house you'd trade up to costs far more than the one you have. For a lot of families the better answer is an addition: the bedroom, primary suite, or second story that lets the home you already love keep up with your life.
Prana Construction has been designing and building additions for Boulder homeowners since 1995 — in Old North Boulder and Arapahoe Ridge, around Park East and Noble Park, and out to Baseline and Holiday. We know what the city's zoning will allow on a given lot, how to tie new structure into 1950s framing, and how to make an addition look like it was always there. See how we approach home remodeling in Boulder, or take a look at a completed second-story addition from start to finish.
Types of additions
Additions we design & build
Up, out, or both — sized to your lot, your budget, and what you actually need more room for.
Second-Story Additions
The biggest gain on a small lot: a new upper floor with bedrooms, baths, and a primary suite, tied into new roof structure.
Primary Suite Additions
A real bedroom, bath, and closet suite — the room most older Boulder homes never had.
Bedroom & Family Room Additions
Ground-level additions that give a growing family the extra bedroom or living space it's short on.
Bump-Outs & Sunrooms
Smaller footprint expansions that make a cramped kitchen, dining area, or living room finally feel right.
In-Law & Guest Suites
Private living space for parents, adult kids, or long-term guests, with its own bath and the separation everyone appreciates.
Kitchen Expansions
Pushing a wall out to gain the island, pantry, or eat-in space a remodel alone can't create.
How an addition comes together
From first sketch to finished addition
Additions have more moving parts than a remodel — zoning, engineering, foundations, roof tie-ins — so the process matters as much as the craftsmanship.
Feasibility & design
We walk the house, learn what you need more room for, and sketch options that fit the lot — up, out, or both.
Zoning & engineering
We check setbacks, height, and floor-area limits before you commit, and coordinate the structural engineering the addition needs.
Written estimate & permits
You get a clear, itemized scope and price, then we handle the City of Boulder permit application and inspections.
Foundation & framing
New footings and framing go in and tie into your existing structure — the part that has to be right for the next fifty years.
Tie-in & finishes
Roof, siding, windows, systems, and interior finishes are blended into the original house so the seam disappears.
Walkthrough & warranty
We walk every detail with you and back the work with our two-year workmanship warranty.
Built to disappear
An addition that looks like it was always there
The best compliment an addition can get is that nobody can tell where the old house ends. That takes more than matching paint. It takes careful decisions about structure, systems, and proportion at every stage:
- Rooflines, eaves, and overhangs that continue the original house
- Siding, trim, and window styles matched or deliberately complemented
- Foundation and framing tie-ins engineered for Colorado soils and snow load
- Heating, cooling, electrical, and plumbing extended without overloading systems
- Insulation and air sealing that meet today's energy code
- An interior floor plan that flows as one home, not old house plus new box

Questions & answers
Boulder home addition FAQs
How much does a home addition cost in Boulder?
Additions are priced by what they involve: a ground-level bump-out that extends an existing roofline is a very different project than a full second story that needs new structure, stairs, and roof. Foundation work, how the new space ties into your existing systems, and the finishes you choose all drive the number. We walk the house, talk through options, and give you a clear, itemized written estimate — for free — before anything is decided.
Do I need a permit for a home addition in Boulder?
Yes. Any addition needs a building permit, and in Boulder that also means meeting zoning rules for setbacks, height, and how much floor area a lot can carry. Some neighborhoods have historic-district review as well. We check what your lot allows before you fall in love with a design, then handle the permit and inspection process as part of the project.
Is a second-story addition or a ground-level addition better?
It depends on your lot. Building up preserves yard space and often makes sense on smaller Boulder lots, but it means new structure and usually temporarily moving out. Building out is less disruptive but uses yard and is limited by setbacks. We'll help you weigh cost, disruption, and what your lot's zoning actually permits.
How long does a home addition take?
Design, engineering, and permitting typically take a couple of months before construction starts. On-site, a modest bump-out can be a matter of weeks, while a full second-story addition usually runs several months. We give you a realistic schedule up front and proactive updates throughout.
Will the addition match the rest of my house?
That's the goal — a good addition shouldn't look like one. We match or deliberately complement your rooflines, siding, windows, trim, and interior finishes, and we plan how the new space connects to the existing floor plan so the whole house flows as one.
Can I live in my home during an addition?
For most ground-level additions, yes — we build the new space and seal it off until it's time to cut through. Second-story additions are more disruptive because the roof comes off; many families move out for part of that phase. We'll talk through what makes sense for your household before we start.
